Understanding the EICR

An Electrical Installation Condition Report is a formal inspection of a property's fixed wiring. A qualified engineer tests circuits, checks earthing and bonding, examines the consumer unit, and looks for deterioration, overloading and non-compliant work. The result is a report classifying any issues found.

Those classification codes are what matter, and they are frequently misunderstood:

  • C1 — danger present. Risk of injury is immediate. The engineer will make it safe before leaving.
  • C2 — potentially dangerous. Not an immediate risk, but remedial work is required. C1 or C2 means the report is unsatisfactory.
  • C3 — improvement recommended. Does not make the report unsatisfactory, but worth addressing.
  • FI — further investigation required without delay.

Who needs one and when: private landlords in England must have a satisfactory EICR at least every five years and provide a copy to tenants. Owner-occupiers are advised to test roughly every ten years, and sooner for older installations or before buying. Commercial premises are typically inspected every five years, more often in demanding environments. If you are unsure when yours was last done, the consumer unit usually carries a dated label from the last inspection.

Consumer unit upgrades

The consumer unit is the heart of the installation, and in a great many London properties it is the oldest part of it. Older boards with rewireable fuses or early MCB designs offer no earth-fault protection of the kind now expected, and cannot easily accommodate additional circuits.

A modern board brings several improvements. RCBOs combine overload and earth-fault protection on each individual circuit, so a fault in one place no longer takes out half the property — a meaningful difference when a freezer or home office is involved. Even if a vehicle is some way off, pre-wiring during other works is the single most cost-effective decision available. Running a suitably sized cable and containment while floors or walls are already open costs a fraction of retrofitting later.

Lighting design that actually works

Lighting is where good electrical work becomes visible. The difference between adequate and excellent is rarely the fittings — it is the design.

Work in layers: ambient light for general levels, task light where activity happens, and accent light for architecture and artwork. Pay attention to colour temperature — around 2700K for warm, relaxed living spaces, and 3500–4000K where focus matters, such as kitchens, studies and commercial areas. Specify a high colour rendering index (CRI 90+) anywhere finishes, artwork or food are on display; low-CRI sources make expensive materials look flat.

Get the dimming right, too. Driver and dimmer must be matched to avoid flicker and buzz, and consistency of dimming curve across a room is what separates a considered installation from a collection of fittings. Where lighting is integrated with smart home control, a handful of well-judged scenes will always beat dozens of individual switches.
